Fire Engineering 
Boundary Assessment

Where the separation distances for a proposed timber-frame building do not meet the Structural Timber Association (STA) rules for separation between the boundary and neighbouring properties, a fire-engineering assessment is required. This provides mitigation measures and evidence that the arrangement remains safe while the building is under construction.

The assessment evaluates the effects of a fire during construction, focusing on radiant heat transfer to the site boundary and neighbouring properties, to support compliance with the Construction (Design and Management) Regulations 2015.

What we provide

  • Assessment of separation distances and radiant heat impact for timber-frame proposals relative to boundaries and neighbouring properties.
  • Review against recognised guidance (STA Separating Distances Guide, BR 187 methods and Approved Document B) and clear identification of any deviations.
  • Practical advice on measures or design adjustments to achieve Building Regulations compliance.
  • Technical justification and recommendations for alternative or fire-engineered approaches where standard guidance is not met or is overly restrictive.
  • A comprehensive Boundary Fire Risk Assessment Report.
